Asking do you rent or own is just normal conversation. Nothing big there.
The part about the tea bag and your saying don’t touch it, then him saying I know it’s yours. This tells me he didn’t hear you say yes.
Why would asking a person how old they are annoy anyone? I guess women might not like it but a guy is basically never going to get annoyed by it.
Same for how much a guy makes.

I’m not sure where you live, but I’ve lived all over the US and for us it’s basically normal conversation.
I live in Australia and that’s normal here too. Probably a question my current neighbor asked the first time we met (he saw us moving stuff in) and he’s the nicest guy.
